Investment Associate _ VinaLiving
The Investment Associate will support VinaLiving’s investment and asset management activities across the full real estate investment lifecycle—from opportunity sourcing and screening through financial modelling, valuation, financing and fundraising, due diligence, and transaction execution. The role also contributes to market and regulatory analysis, monitors portfolio performance and funding requirements, coordinates with internal and external stakeholders, and supports investor, lender, fund, Investment Committee, and Board reporting to enable informed investment decisions and long-term value creation.
KEY RESPONSIBILITIES AND ACCOUNTABILITIES:
- Deal Sourcing and Screening
- Track the market for land and project opportunities; maintain and update the investment pipeline.
- Prepare preliminary screening notes and indicative pricing for potential targets.
- Build and maintain relationships with brokers, developers, landowners and advisors.
- Financial Analysis and Modelling
- Build and maintain project-level discounted cash flow models, feasibility studies and sensitivity analyses covering IRR, NPV, multiple on invested capital, payback and peak funding.
- Prepare valuations using discounted cash flow, residual land value, comparable and income approaches.
- Analyse capital structure, funding requirements and returns to the fund and to shareholders.
- Financing and Fundraising
- Assess project funding needs and recommend the optimal capital structure across equity, shareholder loans, bank debt, bonds, joint venture capital and pre-sales proceeds.
- Prepare fundraising materials, including teasers, information memoranda, investor presentations, financial models and data room content.
- Source and engage banks, credit funds, institutional investors and joint venture partners, and manage the data room and lender or investor question process.
- Compare and negotiate indicative term sheets, covering pricing, tenor, drawdown schedule, security package, covenants, prepayment and conversion terms.
- Coordinate lender and investor due diligence with Legal, Finance and external advisors through to signing and first disbursement.
- Support post-closing compliance, including covenant monitoring, drawdown and disbursement requests, and reporting obligations to lenders and investors.
- Monitor debt capacity, refinancing opportunities and cost of capital across the portfolio, and maintain the group funding plan and consolidated cash flow forecast.
- Liaise with Fund Management on capital calls, distributions and investor communications.
- Due Diligence and Execution
- Coordinate legal, financial, tax, technical and market due diligence with internal teams and external advisors.
- Consolidate due diligence findings, identify red flags and quantify risk adjustments in the model.
- Support the drafting of term sheets, share purchase agreements, business cooperation contracts and other transaction documents alongside Legal.
- Prepare Investment Committee and Board papers with supporting appendices.
- Market Research and Regulatory Monitoring
- Conduct market research on supply, absorption, pricing and competitor projects.
- Monitor regulatory developments, including the Land Law, Housing Law and Real Estate Business Law, and assess their impact on live and pipeline investments.
- Asset Management and Reporting
- Track the performance of portfolio projects against budget and business plan.
- Support periodic investor and fund reporting, valuation updates and exit planning.
- Liaise with project companies, joint venture partners and development teams on delivery and funding milestones.
QUALIFICATIONS:
- Bachelor’s degree in Finance, Accounting, Banking, or a related field.
- Three –five years of experience in professional services and/or real estate; investment/asset management exposure is a plus.
- Solid knowledge of real estate project financing, planning & budgeting, and asset management fundamentals.
- Strong stakeholder management skills; able to work effectively with internal teams and external parties (e.g., local partners, banks, development, licensing, accounting) at multiple seniority levels.
- Proactive, detail-oriented, and results-driven; able to manage multiple priorities in a fast-paced environment.
